At the start of January 2020, rates were at 0.75%. They fell to 0.1% by March in response to the Covid pandemic, and stayed there until late-2021. At the latest Bank meeting on 19 June, they were held at 4.25%.\" class=\"sc-d1200759-0 dvfjxj\"\/><\/div>\n<\/div>\n<\/figure>\n<p><h2 class=\"sc-f98b1ad2-0 eOFjmw\">Will rates fall further?<\/h2>\n<\/p>\n<div data-component=\"text-block\" class=\"sc-3b6b161a-0 dEGcKf\">\n<p class=\"sc-9a00e533-0 hxuGS\">It is difficult to predict exactly what will happen to interest rates, even in the medium-term.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">The main inflation measure, CPI, was <a target=\"_self\" href=\"https:\/\/www.bbc.co.uk\/news\/articles\/c3en2enpy7po\" class=\"sc-f9178328-0 bGFWdi\" rel=\"noopener\">3.6% in the 12 months to June 2025<\/a>, up from 3.4% in the previous month.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">Although that is far below the peak of 11.1% reached in October 2022, inflation remains above the 2% target.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">However, despite the increase in prices, most analysts think the Bank will still decide to cut at its August meeting. <\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">Earlier in July, Mr Bailey said <a target=\"_self\" href=\"https:\/\/www.bbc.co.uk\/news\/articles\/cqx2pj42395o\" class=\"sc-f9178328-0 bGFWdi\" rel=\"noopener\">the Bank was prepared to make larger interest rate cuts<\/a> if the economy showed signs of slowing down. <\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">But he told the Times that although he still believed rates were on a downward path, caution was necessary while inflation remains above target.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">Some economists believe UK rates could fall to 3.5%.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">However, Mr Bailey has repeatedly warned that <a target=\"_self\" href=\"https:\/\/www.bbc.co.uk\/news\/articles\/cn93e12rypgo\" class=\"sc-f9178328-0 bGFWdi\" rel=\"noopener\">the introduction of US tariffs<\/a> has shown &#8220;how unpredictable the global economy can be&#8221;.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">Conflict in Israel and Iran has also created uncertainty. <\/p>\n<\/div>\n<p><h2 class=\"sc-f98b1ad2-0 eOFjmw\">How do interest rates affect mortgages, loans and savings rates?<\/h2>\n<\/p>\n<div data-component=\"text-block\" class=\"sc-3b6b161a-0 dEGcKf\">\n<p class=\"sc-9a00e533-0 hxuGS\"><b id=\"mortgages\" class=\"sc-d16436d-0 jpoiOL\">Mortgages<\/b><\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">Just under a third of households have a mortgage, according to <a target=\"_blank\" href=\"https:\/\/www.gov.uk\/government\/collections\/english-housing-survey\" class=\"sc-f9178328-0 bGFWdi\" rel=\"noopener\">the government&#8217;s English Housing Survey<\/a>.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">About 600,000 homeowners have a mortgage that &#8220;tracks&#8221; the Bank of England&#8217;s rate.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">But the vast majority of mortgage customers have fixed-rate deals. While their monthly payments aren&#8217;t immediately affected by a rate change, future deals are.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">Mortgage rates are still much higher than they have been for much of the past decade.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">As at 16 July, the average two-year fixed mortgage rate was 5.03%, according to financial information company Moneyfacts, and a five-year deal was 5.01%. The average two-year tracker was 4.91%.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">This means many homebuyers and those remortgaging are having to pay a lot more than if they had borrowed the same amount a few years ago.<\/p>\n<p class=\"sc-9a00e533-0 hxuGS\">About 800,000 fixed-rate mortgages with an interest rate of 3% or below are expected to expire every year, on average, until the end of 2027.
